Is there an application and administration fee?
The application fee is $100 per applicant, and the administration fee is $200.
Is income verification a part of the application process?
Yes, applicants will be required to upload proof of income documents during the application process to be screened via Docuverus.
What leasing options are available?
Our lease terms range from 6-14 months.
What is the deposit?
The deposit is 2x rent and we offer flexible deposit terms via Obligo.
Is renter’s insurance required?
Renters insurance is required. All residents will need a minimum personal liability of $100,000.
When is my rent due?
The rent is due on the 1st of the month.
How do I pay my rent?
Residents can submit payment via the online resident portal.
Are any utilities included?
Utilities are not included in the rent. All residents will be responsible for electricity, water, and sewer charges.
Can the apartment be sublet or listed on short term rental platforms like AirBNB and VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens if I need to move out before my lease expires?
There is an early lease termination fee charged, equivalent to two months’ rent.
What does the technology package include?
The technology package will include cable and internet for Phase I and internet for Phase II.
Can I request a specific apartment & can an apartment be held?
Yes, you may select a specific apartment when applying online. We can not hold apartments unless you apply for a set move in date.
Do the apartments have a washer/ dryer?
Yes. All apartments have stackable washer/dryers included.
Is parking first come first serve or do we pay for a permit/spot?
Parking is first come first served. We offer reserved parking spaces for an additional $35 a month. We also have detached garages for an additional $150 a month.
Is the community pet friendly?
Yes, we are pet-friendly and allow pets at Proximity Northlake. Please call our office for our detailed pet policy and for restrictions.
What is the Pet Policy?
We allow up to 2 pets per apartment.
The following breed and/or mixed breed restrictions apply: Akitas, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Mastiff, Cane Corso, Chow, Dalmatian, Doberman Pincher, German Shephard, Husky, Alaskan Malamute, Neapolitan Mastiff, Pit Bull, Rottweiler, Spitsz, Stafford Terrier, Presa Canarios, Wolf-Dog Hybrid.

Are your apartments furnished?
No. We do not offer furnished apartments. Contact the office to learn more about furniture rental options through Cort Furniture.
