Is there an application and administration fee? If so, what are they? 
Yes, the application fee is $100 per applicant (18 and older). The administration fee is $200. Please note that both fees are non-refundable.
What lease terms do you offer (6, 9, 12 months)?
We offer flexible lease terms ranging from 3 to 15 months.
Please contact our leasing office for current availability and move-in specials.
How much is the security deposit? 
Our security deposit is up to 2 months of rent.
Is there a deposit alternative option? 
Yes, we offer a deposit alternative through Obligo.
When is my rent due? 
Rent is due from the 1st to the 5th of each month.
How do I pay my rent? 
Rent can be paid in the online portal on Loft Living and/or Cashier Check.
Are there additional fees I should expect?
Yes. Trash service, pest control, and internet and/or cable are additional fees not included in the rent and cannot be opted out of.
How do residents submit maintenance requests? 
Maintenance requests can be submitted through the Loft Living resident portal.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request? 
Yes, emergency maintenance is available for the following situations:
– Uncontrollable water leaks
– Flooding inside the unit or on the property that cannot be controlled
– No heat when the temperature is to drop below 50°F; if not below 50°F it will be addressed the following day
– No power and confirmed not to be an issue from the utility company
– Broken front door lock
– Broken or unsecured first-floor window
– Gates preventing entry or exit, or unable to close
– Toilet blockages or leaks in one-bath units only
– Garage door issues with a vehicle or person inside
– Broken glass, injury, feces in water, or inability to see main drains/access gates unlocked after hours at the pool
– Digital front door lockout only in case of device failure
– Non-operational lift/pump stations
– Fire monitoring or runaway alarm
– No cooling on days above 80°F; calls after 8:30 PM will be addressed the following day.
– Minor water leaks that can be isolated and turned off will be addressed the following day
– No hot water; calls after 8:30 PM will be addressed the following day
– Appliances not properly operating; calls after 8:30 PM will be addressed the following day
– Carbon monoxide detectors chirping; calls after 8:30 PM connected to 120V will be addressed the following day
Is there a technology package at this property? (If yes, what does it include?)
Phase 1 (Buildings 1–8): Cable and internet are included.
Phase 2 (Buildings 9–10): Internet only is included.”
Is parking available and is it included? 
Yes, parking is available. There are also vistor spaces for guests.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment? 
The non-refundable pet fee is $375 for one pet and $400 for two pets. Monthly pet rent is $35 per pet, with a maximum of two pets allowed.
Is there reserved parking or personal garages available (include additional fees)?
Yes, reserved parking is available for $35/month, and personal garages are available for $150/month.
